What a busy day despite school holiday. Back and fro from Putrajaya to Hulu Selangor (Serendah & Batang Kali) to settle my the affairs of my house in Tamu Hill 4, Batang Kali. After so many litigation shenanigans, I finally took the keys from the developer’s headquarter, Ligamas; which is located at the mouth of Genting Highland via the en route of Batang Kali.
According to the S&P, the crib was supposed to be handed-over to me around 31st May 2014. With this 7 months delay, much blame was given to the TNB for electricity as well as the SYABAS for the water. But of course, developer could give all the reasons they could but the real scheme? Only they knew to cut the throats of the helpless buyers.

Around last month, I was contacted by my lawyer (Azra Assoc.) which happened to be appointed by the developer as well (Hmmmph!), claiming that I needed to pay around RM480++ in order to change the name of the lot to mine – as they are using Master Grant and in order to separate that into my own lot, I need to do some name-changing process. OK, I had no problem with that as I was already pre-warned by them and also by a few of my colleagues who happened to have residences in Batang Kali, as well.
The affair was quite saturated with knots and notches of which, we as the litigation-blinded customers were in the clouds and of course, if we don’t ask, they don’t tell. In the end, I resort for external help. With stern pressure of a stoic figure, the hocus-pocus was put down and I didn’t have to pay more.
So, today I went to the headquarter; taking advantage of the school holidays as well as time-off from UPM classes. Arrived there and was served by a reckless female officer. That was definitely a wrong move. As I was accompanied by a very well-organized and disciplined person, the fireballs were inevitable; shot to her. Oooops! She was a bit pissed-off and passed it to the account manager who seemingly quite nervous but dared to explain all the nitty-gritty of the financial litigation. After much discussion about the compensation offers and defect complaints, a truce was achieved.
By the end of 2013 and also March 2014; the house is already completely-built. But perhaps due to the bureaucracy, 7 months delay occurred. AND, of course, cunning developers (well, it is a normalcy in world of constructions!) only offer 80% from the original amount of compensation. Take it or leave it or see you in court – which of course the last 2 options needed MONEY. So, in the end – the burden is on the buyers, peeps!
Yes, Alhamdulillah I already have the keys but the journey to move in is still a long way. From the inspections; there are quite a number of cracks found and a ceiling was in bad condition. We bought padlocks and did a bit of roaming round-up. I will type them down and insert pictures for the defect reports within 2-3 days time (have to find time!).

I realized that at this juncture, I am experiencing quite a number of financial challenges; especially when I am in tight budget now:-
- For the upcoming March, I am going to experience my first financial salary cut due to this housing loan. I am quite nervous on how I am going to manage my financial monthly budget without the significant RM800; but in the end, I had to go through this ;
- And the upcoming GST – whooooops! Really scary! ;
- And; not to forget that I had just spent RM600 just for my tyres fiaco (REFER to https://undomiel84.wordpress.com/2015/03/14/alhamdulillah-god-bless-that-i-am-still-alive-the-automotive-learning-about-falken-silvestone-the-heart-of-a-good-samaritan/) ;
- And within this 1-2 days time, I would have to do my car timely service of 115,000 km – which surely easily going to cost me circa RM200-RM400 at PERODUA (I prefer their outlets because of the customer service! Haha!).
Well, life as it is and I’ve got to weather this with brave heart and face. But deepest gratitude to whom it may concern. In order to pressure the litigation serpents, you’ve gotta bring a Hercules to twist their tongues & heads off! Haha! The process is still far from over; but at least the keys are mine now. Amin.
